Stonelake Ranch schedules Broker Open House

Brokers will tour six spectacular homes and  learn about new commissions, selected price reductions, 3-year price guarantee


THONOTOSASSA, FL: Stonelake Ranch, a 685-acre community hugging  the eastern shore of Lake Thonotosassa, has scheduled a Broker Open House for  Thursday, January 22, from 11 a.m. to 3 p.m. Sales director  John Powell invites Realtors to tour this gated, master-planned community of  spectacular homes and very large homesites and at the same  time to learn about new sales incentives.  

"We are offering a number of  opportunities for visiting brokers," Powell says. "They will have the  opportunity to see our beautiful grounds, get details of our incentive  program, visit six of our unique homes, enjoy  a catered buffet luncheon and compete in a drawing for a luxurious weekend for  two at the Ritz-Carlton Sarasota."


The  smallest of the six homes on the tour is a 3,866-square-foot  traditional design by Arthur Rutenberg that includes a horse barn and  paddock area on its 3.1 acres. The homes range upwards in size to a  two-story, 9,690-square-foot, Mediterranean-styled home with 6 bedrooms, a home theatre,  nine-foot spa, gym and sauna by Bartlett Custom Homes.  

Brokers will begin their  tour at Stonelake Community Lodge, the 3,000-square-foot building that is the  social heart of the community. There they can register for the Ritz-Carlton  drawing and obtain details about Stonelake's new pricing and commission  structure, which provides:

• 10 percent  commission on homesite sales through March 31, 2009.*

Tucked  between Tampa and Lakeland in Hillsborough County--just 20 minutes from  downtown Tampa--Stonelake Ranch welcomed its first families 2006 and currently  has 29 families in residence. The community has sold over 60 percent of its  161 homesites, which range from 1.5 to 8.6 acres and average 3.5  acres--although one exceptional site boasts 18 acres and its own private  entrance. Prices for homesites begin in the high $200s, Powell  says.

As envisioned by developers Charles Funk and  Jeff Meehan, Stonelake Ranch is a gated, master-planned community that is "a  residential preserve guided by the same reverence for Florida land that once  drew native peoples to this lakeshore centuries ago." The serene  enclave,  is just 20 minutes from the activities and amenities of  downtown Tampa.

The minimum home size is 3,000 square feet and  there is no maximum. In fact, one resident family enjoys life in its  three-story, 16,000-square-foot home while another has sited a baseball  diamond and batting cage in the yard. A home that is currently under  construction will enclose nearly 20,000 square feet, Powell says,  although its placement on a generously sized lot allows it to blends in  naturally with its surroundings.

A design review committee carefully safeguards the quality and  appearance of homes within this architecturally diverse community.  Six builders have been carefully selected to create Stonelake's  one-of-a-kind homes: Alvarez Homes, Arthur Rutenberg Homes, Bartlett Homes,  Campagna Homes, The Fechtel Company and John Cannon Homes.


The community provides over 10,000 feet of  waterfront property along 880-acre Lake Thonotosassa—Hillsborough County's  largest lake—with additional waterfront homesites along Stonelake's private,  37-acre Lake Hendry. Waterfront residents may build their own docks, and  Stonelake Ranch also provides docks for others living in the community. Those  interested in boating or fishing can choose between Lake Hendry, which allows  non-motorized water vehicles, and Lake Thonotosassa, which is open to most  types of watercraft.
